The inspection duration depends on the actual floor area and the scope of inspection items. In general, a home inspection takes approximately 2–3 hours (for properties with an actual floor area of 25 ping or less). If significant defects are identified or the property has a larger floor area, the inspection time may vary depending on the actual inspection conditions.

We recommend scheduling your home inspection at least 2 weeks in advance to allow us to arrange the inspection schedule more effectively. Weekend (Saturday) appointments are in high demand, so we recommend making your reservation even earlier for weekend availability.

In general, balconies are designated for exclusive use but are classified as common areas, meaning they are not included in the unit’s total floor area. Therefore, balcony inspections are quoted separately based on their floor area.
Please ask the homeowner to confirm with the developer in advance the balcony’s floor area and whether the balcony will be completed together with the main structure before the inspection date, ensuring that it can be inspected on the scheduled inspection day.

Yes. This is an additional service provided at no extra charge. However, the measurements will not be included or recorded in the home inspection report.
If the developer has opened the underground parking garage on the day of the inspection, the homeowner may accompany the inspector to the parking space for measurement.

Generally, discrepancies may occur between the measured floor area and the area stated in the purchase contract and property title deed due to differences in measurement standards. Therefore, we recommend that clients ask their legal representative to request a certified copy and survey map from the land administration authority to verify the recorded area.
The floor area stated on the property title deed issued by the land administration authority generally does not have discrepancies.
